 A few years back, I spotted an old house during one of my drives. 🏚️ It was huge, full of potential, and I knew it would be a fantastic project to flip and I was so excited about the possibility of restoring it! The only problem? Tracking down the owners. 📞🔍

 

I scoured the tax rolls, hoping for a contact number, but nothing turned up. Every once in a while, I'd see people coming and going from the property, but I wasn’t able to catch them. I noticed there were printed flyers from wholesalers taped to the door. They looked like they had been there for some time. I didn’t want to do the same thing and I was sure the mass-printed flyer wasn’t going to work. I thought, why not add a personal touch and make it feel human?

 

I grabbed my trusty post-it note pad and wrote:

“Hey! I’m Jackie and I love your house and and was wondering if you would be interested in selling it. Call me at [my number].” 📮💛

 

Not long after, I received a call from an older gentleman, absolutely thrilled by my approach. I didn’t want to offend him and I knew if I flipped it correctly there was plenty of room to profit. So I made him the offer and we signed right there. 🌟

 

In today’s fast-paced world, it’s easy to rely on tech and efficiency—buying leads, and making 100 calls a day, all for a few hits. But here’s the kicker: personal touch works! While cold calling might give you a 2% success rate, my heartfelt post-it approach boasted a whopping 60% success rate to date! 🚀
